Question 1 of 7
The costliest mistake in New Haven County isn't the house. It's the town.
Woodbridge and West Haven are 15 minutes apart and feel like different states. So do East Rock and Bethany, or Madison and Meriden. Taxes, schools, commutes, flood zones, and even whether you'll have town water change from one line on the map to the next.
Most people pick a town from one sunny weekend or whatever showed up first online, and find out the rest after closing. Fixing the wrong town costs tens of thousands of dollars and a year or more. Getting it right takes 60 seconds.

I'm Joe Cafasso, and I've helped people buy and sell homes across Connecticut for more than 20 years. I've sold 537 homes, earned 120 five-star reviews, and most of my business comes from referrals: people who send their friends, and sometimes their mother-in-law.
I live in Bethany with my wife Jenn, our sons Bobby and Will, and our dog Bandit, so New Haven County isn't just my market. It's home. This site gives you the real information I'd give a friend, so your move is smart, strategic, and actually enjoyable.

The things everyone asks
What does a home cost in New Haven County?
The New Haven County median price was about $401,000 for the first nine months of 2026, up 5.5% from a year earlier. That number hides a huge range: condos and multifamilies in the Valley towns and parts of New Haven start well under $300K, while Madison and Woodbridge regularly top $750K. The quiz matches your real budget to towns where you can actually buy.
Why do property taxes vary so much from town to town?
Connecticut towns fund schools and services mostly through property taxes, and each town sets its own mill rate. Two similar homes 15 minutes apart can carry very different tax bills. The guide explains how to compare the full monthly cost, not just the price.
Should I rent first or buy right away?
If you are new to the area, renting for a few months is often the honest answer. You can’t Google what a street feels like on a Tuesday at 5pm. But if you already know the area or your timeline is tight, buying sooner can make sense. The guide walks through how to decide.
