New Haven County
The county median price was about $401,000 for the first nine months of 2026, up 5.5% from a year earlier, according to CT Insider, citing Berkshire Hathaway HomeServices New England Properties (Oct. 6, 2026). Average 30-year mortgage rates near 7.3% are keeping some first-time buyers on the sidelines, which means less competition for buyers who are ready.
What it means
For buyers
More condos to choose from and slightly longer days on market mean you can take time on inspections and negotiate on terms. Well-priced single-family homes in popular towns still move quickly.
For sellers
Prices are holding up, but buyers are more payment-sensitive with rates where they are. Pricing right from day one matters more than it did a year ago.
